Steal the treasures of the tomb of the king under the mountain.
A mighty steel waraxe or A fabulous mithril-shod shield or A magnificent bronze deathmask or A suit of brass mail.
Start at the end of Erebor: Thrain's Tomb Level 4.
Head to the mausoleum and loot the tomb. Then escape before the entire place collapses.
The armour here is quite good and increases some stats/skills at a slight penalty to other stats/skills.
If you die in here as a dwarf you will meet Mahal (much like dying in Moria) who will give you a special gem to wear as a mememto. Anyone else dying will still be taken to Mahal, however will not get the gem.
You cannot take your pack beyond this point, so you will need to take any healing (both health and endurance) with you in your hands or a cloak and leave your pack on the ground.

Much like in the previous quest, the next commands you cannot do quickly or you will fall, so leave a few seconds inbetween each command (DO NOT JUST COPY AND PASTE THIS MOVE BY HAND).

Now, open up the lid and the casket (you will need to be wielding a weapon for the second part)

You should now recover your health and endurance to full before continuing. You have a choice of the rewards (axe, shield, deathmask or armour, the good armour is "armour 4"). Once you get the item the entire place will start collapsing, so you will need to escape back through all the various levels quickly (I will cover each level here).
First, remember that you need to do all these commands seperately with a few seconds between each.

You can do the next commands without waiting inbetween.

Now you need to recover your pack from the ground and be ready to swim out (same deal as before, you cannot swim too fast or you will be prevented from moving, there are also eels present however you can simply retry moving in order to escape them, due to the time limit here, I would not try fighting them.

Now is a good time to recover some health or endurance quickly (by eating some food or a flask, this is not a time to drunk heal).

Now wait for the axe again.

Now kill the A dwarven archeologist or A cloaked man in order to escape (or you can give all your hard earned loot to him if you're running out of time and he will let you pass, a maxxed character with a decent weapon should have no problems defeating him in plenty of time).
Once the man is dead to get back to the entrance to Erebor.
